After three decades renovating homes across Sydney and the Illawarra, I can tell you the real reasons budgets explode, and it’s not bad luck or rising material costs.

It almost always comes down to two silent killers: poor planning and weak communication.

When the planning isn’t detailed, small costs slip through the cracks. When communication isn’t clear, assumptions turn into expensive variations. Together, they can quietly drain tens of thousands from a renovation.

But you don’t have to let them. Here are six steps that will keep your renovation on track and your finances safe.

Step #1: Get the Details Right Before You Start

The single biggest favour you can do for your budget is to slow down before construction begins and plan every last detail.

I’m not just talking about picking paint colours. I mean the nuts and bolts: structure, materials, fittings – right down to the number of power points in each room.

For example, if the subfloor allows, we might use a lighter-weight structure like bearers and joists. Or swap to a vertical cladding that looks every bit as sharp as brickwork but costs far less. Yes, even something as small as the type of light switches or flooring can quietly add thousands to the final bill.

One of the first things I’ll ask you for is a simple list: what you absolutely can’t live without, and what would just be nice to have.
